Submit Loan Request

Submit your loan request online or by phone in less than 3-minutes.

Loan Review Call

After reviewing your loan request a Senior Advisor will schedule a 10 to 15-minute call to discuss your loan requirements in detail.

Rate Quote & Funding Agreement

ICS will structure your loan, providing multiple loan options for you to choose from, including estimate rates, terms, and fees. A Funding Agreement will be issued outlining the terms and conditions associated with funding your loan.

CRE PROPERTY EVALUATION

A preliminary CRE Property Evaluation is completed to ensure the property market value is sufficient to meet your loan-to-value needs, and ensure all necessary financials, income, assets, and credit requirements are in place to fund the loan. This may include a BPO. We always complete an evaluation prior to a full appraisal. This saves time, money, and establishes market value and loan eligibility in a matter of days before a full appraisal is ordered, which can take 3-4 weeks. In some cases, a full appraisal may be waived based upon the CRE Property Evaluation. The loan is then processed, packaged, and submitted for final underwriting review.

Underwriting & Loan Commitment

Once underwriting is complete, a Final Loan Commitment is issued, including final rate and loan terms.
